Conveyance

South Australian residential sales

$300 to convey a standard property sale.

You instruct once. The file stays in one place. You can see which step is open, what is waiting on you, and what is waiting on us. No status-chasing by phone or email, and no paper pack built for the sake of a paper pack.

Open a sale file

$300 is the assumed professional fee for a standard residential sale. Searches, certificates, stamp duty, registration and other third-party charges are not included and must be confirmed before you instruct. [Owner: confirm the $300 figure and the disbursement list.]

Where the file is, at a glance

Each sale runs through the same sequence. A step stays open until its evidence is in the file. You see the same list the conveyancer sees.

  1. Instruction

You confirm who we act for, the property, and that this is a standard residential sale.

  2. Identity

You upload identification. A conveyancer reviews it. A matching name alone does not finish this step.

  3. Contract

The signed contract is filed and checked against the parties and the title reference.

  4. Searches and title

Required searches are ordered or recorded from an external result. Nothing is marked done without a source.

  5. Disclosure and conditions

Disclosure, finance and other dated conditions stay on the file with their evidence.

  6. Settlement

Destinations, figures and the settlement date are confirmed in the workspace. Live electronic settlement stays off until the practice authorises it.

  7. Registration and close

The file closes only after settlement and registration evidence are both recorded.

What the $300 is for

Included in the professional fee

  • Acting on one standard South Australian residential sale
  • A private matter file and a client portal for that sale
  • The seven-step tracker above, updated as evidence lands
  • Review of the contract you supply, and the routine sale documents that belong on the file
  • Coordination of settlement through the workspace, including a manual path if electronic settlement is not switched on

Not included — confirm before you instruct

  • Title and property searches, certificates and government lodgement fees
  • Stamp duty, land tax adjustments and withholding amounts
  • Bank discharge, courier, or work outside a standard sale
  • Disputed, off-the-plan, or otherwise unusual matters

[Owner: attach the approved disbursement schedule and any matter types this fee does not cover.]

The usual path, and this one

Traditional conveyancing compared with this file
Usual practice This file
Status lives in inboxes and phone calls. You ask, then wait. The open step is on the file. You and the conveyancer look at the same list.
Fees arrive as a bundle of professional time plus extras, often after the work is underway. The professional fee is stated as $300. Third-party costs are listed separately and confirmed first.
Paper and email copies of the same document, then another copy for the next person. One upload, versioned. You are not asked to resend a document that is already on the file.
The file moves when someone remembers to chase it. A step cannot be skipped because a call felt complete. Evidence or a recorded exception is required.

Short answers

Is $300 the whole cost of selling?

No. $300 is the assumed professional fee only. Searches, stamp duty, registration and similar charges are extra. They are not estimated on this page.

Do I have to telephone or email for an update?

Not for a routine status check. The tracker is the update. A conveyancer will still contact you if a step is blocked or a decision is required.

Who is the conveyancer?

[Owner: licensed conveyancer name, practising certificate, professional indemnity and the practice address.]

How do I start?

Use Open a sale file. A staff member issues a private portal link. The public site does not accept identity documents.

Does this page make a legal offer?

No. It describes the intended fee and process. Engagement terms, identity checks and a conflict check come after you are invited into the portal. [Owner: link approved terms of engagement.]
